FOLLOWING THE TRANSITION TO BIM USES IN DESIGNING AND CONSTRUCTION, THERE ARE NOW NEW WAYS FOR INVESTORS AND CREDIT INSTITUTIONS TO EXCHANGE INFORMATION.

This is especially true for developers raising project financing and already using BIM technologies at the design stage. Due to increased transparency, it allows them to ask banks to reduce the interest rates of loans.

SPECTRUM ENCOURAGES COOPERATION BETWEEN ALL PROJECT PARTICIPANTS USING BIM TECHNOLOGIES AND ALLOWS THEM TO BE SURVEYORS OF THE CREDIT INSTITUTION USING DIGITAL MEANS IN ORDER TO INCREASE THE TRANSPARENCY OF THE PROCESS. ALL THIS TAKES PLACE AS PART OF USE OF FTA AND FTS SERVICES.

WHAT THE INVESTOR GETS IF HE APPLIES FOR PROJECT FINANCING RIGHT NOW:

  • Schedule in accordance with COP (Construction Organization Plan)
  • Low quality BIM model (at best, complying with the requirements of Government Decree No. 87 "On list of project documentation") or no model at all
  • The project financial model (object segment, sales strategy, amount and sources of the building owner’s own funds, consolidated project budget)
  • Determining the main parties for the object construction


At this stage, BIM technologies allow the building owner to present their financial model and project implementation schedule to the bank via a virtual modeling demonstration of the construction process, with reference to the model elements and the deadlines incorporated within the model. This is to prove that the borrower has thoroughly planned the construction process and taken into account seasonal and other factors.

WHAT THE BANK GETS IF IT CHOOSES TO COOPERATE WITH THE INVESTOR AT THE FTS STAGE:

  • "Manual" management while supervising the risks of human error
  • Unclear WD status, unclear scope of performed works
  • No common data environment
