New life of a historical building

Last month, our team achieved a very important result – positive conclusion of FAI Main Department of State Expertise on Historical building in Saint Petersburg adaptation for the modern use.

2 years ago, as a Technical customer we have started our work on this complicated project of Federal significance monument redevelopment to sophisticated modern hotel.    

This was unique experience for Spectrum. We have been developer’s partners, practically a part of its team, making product and providing complex preparation to project realization. We choose, managed, supervised and linked to each other all members of the project: 16 international consultants, 2 teams of designers, 5 ongoing construction packages, and cooperate with hotel operator.    

Structure of the building occupies practically whole block and includes three yard-spaces. It was important not only work on internal landscaping of the yards, but also cooperate with municipal authorities to provide changes of street area around the building at the historical center of the city.

We also took on a new role – BIM-support of the customer. We checked and regulated work of designers in information model.

Building with tragic fate       

Building located on Marsovo Pole 1 is an example of classicism. It was constructed on V.P. Stassov architect’s project with the use of existing buildings on the site, from 1817 to 1821, for the barracks of Pavlovskyi Life Guards Regiment. Length of the facade is 155 meters. The regiment located on Marsovo Pole until 1918, when was disbanded. After revolution, the building was looted, and were occupied by street children. Only 10 years later, the facility was transferred to the Electrotok office, then Lenenergo.

At different times, Petersburg people also visited Marsovo Pole 1, as a post office and kindergarten, there were Publishing house and other. At the time of World War II, the basement of the house was a bomb shelter, and alongside of the facade were shooting holes and snipers sites. Big shells hit the building three times. It was restored right after war.

New appearance

Facility recognized as a Federal significance Cultural Heritage Building in 2010. After relocation of Power Company, building has been empty. At first, authorities planned to make it Russian museum archive, but later they decided not to.

New project involves underground parking, atrium at the middle yard with the use of glass structures – there will be dining halls of restaurants and lounge rooms on the territory of 1,000 square meters. At the south yard with the same glass ceiling will be constructed a conference hall for 200 seats. Another conference hall, restaurants and SPA will be located at the wing on Aptekarsky lane. Accommodation capacity will include 117 suites of 1-3 rooms and 52 ultraluxury residential suites.
